902 Davie is a new condo development in the West End of Vancouver. Reliance properties has plans to build a 30 storey micro condo development. The units are proposed to be between 175-275 square feet. Although the development is still in the early stages little information is available at this point. The building will have outdoor gardens every several floors and a proposed grocery store on the ground floor between 20,000 and 35,000 square feet. Although it is pictured to be a Whole Foods it has not yet been confirmed. It will be the second micro condo development from Reliance Properties who were responsible for transforming an older building in the Gastown district recently. Los Angeles-based Neil M. Denari Architects (NMDA) is responsible for the tower’s design of a bold, black ‘bee hive’ that highlight the perimeter dimensions of each micro-condo unit. It could provide an alternative to unaffordable living in the Downtown area at the expense of traditional square footage found in most condo developments.

The Arc Vancouver The Arc Vancouver is a condo development by Concord Pacific. In an ongoing effort to redevelop the eastern side of Downtown Vancouver, The Arc is one of many new developments near the False Creek seawall and BC Place Stadium. Situated right across from Concord Pacific’s most recent development One Pacific, the two buildings are separated by either side of the Cambie bridge. The Arc Vancouver will consist of two towers, one 28 stories, and the other will be 30 stories high. There will be a total of 560 units between the two towers, consisting of 1, 2 and 3 bedroom units and is slated for completion in 2019. With prices around $1100/ per square foot is being marketed as a more luxury type building. South facing units will boast spectacular False Creek water views. Cool features include multiple sky bridges connecting the towers, electric charging stations for every underground parking stall, a rooftop terrace, automatic touchless car wash, glass bottom hovering swimming pool, and a cappuccino lounge! Parking stall costs in Vancouver Parking stalls are at a premium in Vancouver. But exactly how much do parking stalls cost? With many people commuting to the downtown core to get to work parking costs can add up. Public transit and car sharing like Evo and Car2Go have made life easier, but still, wouldn’t it be nice to just own a parking stall somewhere close to your work and not have to worry if the same stall will be there today? Or not have to worry about paying excessive amounts for parking on daily basis, upwards of $20. Why you can’t buy parking stalls in Vancouver Parking stalls in residential buildings are rarely for sale. But why? For the vast majority of residential strata buildings parking is only allowed to be sold to owners in the building. So even though an owner may own 2 parking stalls and want to sell you one for what seems to be the going rate of $40,000 he will not be allowed to. The first reason is safety concerns. Allowing the general public access to the underground imposes certain problems with maintaining the overall safety of the building and the residents who live there.

8x On The Park Prices Revealed 8X On The Park prices were revealed at their public preview on Saturday May 14. The lineup at their sales centre at 1149 Hamilton street was incredible. People waited about 45 minutes in the hot sun just to get the opportunity to cram inside and walk through some of their preview units. I was able to finally push through and get inside. It was shoulder to shoulder, but totally worth the wait. I attempted to film part of the latest Saretsky Show but the marketing team with Rennie & Associates had a strict no camera policy.. I found that quite funny considering everyone inside the presentation centre was on snapchat recording videos. The Smithe is a new condo development from Boffo. Located at 225 Smithe Street, between Smithe and Cambie Street. A prime Yaletown location with The Keg, Earls, Parlour, and Yaletown Brew Pub and more right at your doorstep. Recent developments along the east side of West Georgia will only bolster the overall popularity of the area. The Smithe is slated to be a 26 storey mixed use condo development. It will consist of 100 1, 2 and 3 bedroom units. It will also include 7 exclusive penthouses with over 2000 square feet of living space and their own private patios. The Smithe will use the ground floor as retail space, and will also include 3 levels of office space. Prices and floor plans have not yet been released. It is expected that prices will be released in the summer of 2016. We are still awaiting to hear what type of amenities will be included. Boffo has a reputation for high quality and detailed finishings and is expected to be a sound, high quality building. Although it is Boffo’s first attempt in the Downtown area they have had tremendous success across other parts of the lower mainland with over 45 years

Epic at West is a new condo development in the False Creek neighbourhood, known by some as Olympic Village. Epic at West is currently in construction by Executive Group Development. Located at 1788 Columbia Street, Vancouver, this is the final phase (third phase) of Epic at West development. The final phase, a concrete frame building, will consist of 18 stories and 120 units comprised of a mix of junior 1 bedrooms, 1 bedroom, 2 bedroom, and 3 bedroom units. Prices start at $349,000 and have already begun selling. Project completion is estimated for October 2017. Besides being located in a prime Vancouver neighbourhood just a quick hop over the Cambie bridge into Downtown Vancouver. Enjoy all that Olympic Village has to offer, including scenic walks along the False Creek seawall. Navio At The Creek is a new pre sale condo development in False Creek. Navio is the second phase from Concert developers, the first development being Voda. Navio At the Creek offers a spectacular waterfront presence and a 3 acre park. 8X on the Park is in a new condo development in trendy Yaletown at 1111 Richards Street, Vancouver. Located just above Emery Barnes park, 8X on the park is currently under construction by Brenhill. It is slated for completion in Fall/Winter of 2019. It is being marketed by Rennie & Associates and is touted as modern luxury living. It will have 35 floors and 200 units, ranging from junior 1 bedrooms to 100 three bedroom units. Luxury finishings, high end appliances, air conditioning and all the convenience of Yaletown right at your door step. The first 11 floors are designated as rental only units, and will not be available for sale as per their agreement with the City of Vancouver. 8x on the Park will consist of a wide range of amenities, including, 24 hour security, party room, rooftop patio, BBQ area, visitor parking, concierge service, lounge and library, storage lockers, dog play area, dog grooming facility, bike storage, underground parking, and a massive 3800 square foot terrace.
